What is a Property Manager?A property manager (PM) is someone who is in charge of the day-to-day operations of a rental property. This could entail ensuring that the living circumstances are safe, setting and collecting rent, and communicating with the renters on a regular basis.

What does a Landlord's Property Manager do?Setting Rent A PM has a thorough understanding of the real estate market, making them particularly prepared to set a suitable rental price. After the property manager and the property owner have agreed on a rental amount, the manager will identify potential renters and produce an ad that appeals to that group. Screening Tenants A PM will be looking for a renter who pays on time, does not cause any inconvenience, and maintains the property in good condition. Lease and Paperwork With an PM, you won't have to worry about keeping track of all the tedious paperwork that comes with renting a home. Your property manager will work with tenants to reach an agreement and set up a regular rental payment schedule as well as providing Monthly Statements each month for your record. Tenant Communication A PM will handle all correspondence with renters, as well as any maintenance and repair issues, as well as reacting to any property-related issues. If a tenant becomes unruly, a manager will deal with the situation and, if necessary, seek eviction. Tenant Turnover A skilled property manager will not only be able to identify long-term tenants, but will also be able to handle tenant turnover if tenants opt to leave. They will attempt to achieve the quickest possible turnover time by effectively marketing your property, ensuring that you do not fall behind on your payments. What services do you provide?Our team takes care of all the ordinary property management tasks such as rent collection, day to day operations, leasing, tenancy documents etc. We also take a strong approach to preform asset management duties for your portfolio and individual buildings to make sure they are preforming as effectively as possible and reaching your goals.

What areas do you cover?We cover around a 100km radius of Woodstock including Guelph, Kitchener, Cambridge, Waterloo, Hamilton, Brantford, London, St Thomas and much more

What do you charge?Our base management fee is 7.5% of gross rents. There is an additional charge of 1.5% for rent collection, bill payment and monthly property statements. For leasing our fees are one months rent but discounted to 75% of one months rent for monthly management clients. All fees are subject to additional applicable taxes. How will you find a tenant for my property?We use professional marketing materials and specialized websites for each properties to make it stand out from the rest. We includes videos tours, professional quality photos and ad write ups to attract the best tenant for your unit. We can advertise across multiple platforms and have systemized approaches to screen tenants throw multiple screening steps and processes.
